  • Yes. All our work is invoiced under GST. Modular work and finishes carry standard warranties — we share them in writing before signing.

  • Yes — many homeowners bring their own appliances, lights, or art. We coordinate sizing and timing so it all fits cleanly into the design.

  • Tell us upfront. We will be honest about what is and isn't possible, and suggest where to invest and where to save. Tight budgets often produce the most thoughtful homes.
